We provide you with a clear report of our findings and recommendations, and we guide you on how to raise any issues directly. Our goal is to empower you to have those conversations with confidence.

To conduct a thorough review, we typically require your build contract, plans, and your list of inclusions and specifications. Depending on your situation, we may also ask for documents such as tender documents, variation documents, or developer guidelines. When you book a service with us, we will let you know exactly what we need. All your documents are handled with complete confidentiality.

Yes. Our Build Guardian Package includes full oversight from start to finish, completely independent of your builder.

We organise and provide five private stage inspections for you, each with a detailed inspection report:

• Base stage
• Frame stage
• Lock up / pre-plaster stage
• Fixing stage
• Final handover inspection

You also get on-call access to us from the day you sign with Phase right through to the day you get your keys. We handle it all for you.

We charge a fixed price for our services. No subscriptions, no hourly rates, no surprise costs, no bill that grows the more questions you ask.

Everything is included for one price. We offer different packages depending on the level of peace of mind and protection you're after, so you can choose what's right for your situation.

Essential Review

A thorough, independent review of your sales quotes or full contract documentation, including your build contract, pricing, plans, and inclusions. We cross-check everything to make sure it all aligns, identify any mistakes the builder has made, and give you a comprehensive report with our findings and practical recommendations. If you want to know what you're signing before you sign it, this is where to start.

Contract Ready Package

Not ready for full support, but you know you don't want to sign a contract you're not sure about. We review your full build contract, pricing, plans, and inclusions, cross-check that everything aligns, identify any errors, and give you a comprehensive written report with our findings and recommendations. You also get coaching on the exact questions to ask before you sign, and unlimited email support right through to contract signing.

Complete Protection Package

Everything in the Essential Review, plus ongoing support from the time you engage us until construction begins. We review contract variations and plan changes as they come through, and you get on-call access to a new build specialist throughout the entire pre-construction process. Not just a report. Actual guidance on how to deal with the builder and get things fixed.

Build Guardian Package

Our most comprehensive package, and the one we recommend if you want complete peace of mind from start to finish. Includes everything in the Complete Protection Package, plus end-to-end support from a dedicated independent specialist right through to handover, and five stage inspections from an independent building inspector at base, frame, lock-up, fixing, and final practical completion stages. You won't be handed a report and left to deal with it alone. We're with you the whole way.

Most contract reviews focus on the legal agreement itself. We go further.

We're not lawyers, our experience comes from working for builders. We review your pricing, your inclusions, and cross-check your plans and all supporting documentation. We're not just educating you on what the contract says. We're educating you on everything and making sure everything across the entire picture is actually right.

Our combined experience comes from working FOR builders for over 20 years, which means we know exactly how they operate their processes, how to navigate their documentation and how to deal with them.

This means you get access to people who have been on the other side, supporting you through the process, checking their documentation, making sure that what they're doing is actually right by you and also that you understand exactly what you're getting yourself into.

Not on our Complete Protection and Build Guardian packages. Both include unlimited, on-call support for the life of your engagement with us.

That means you can ask as many questions as you need to, and we'll review whatever the builder sends you to approve. Documents, email communications, variations... All of it.

Our Complete Protection Package. It's one of the most comprehensive levels of support we offer, and it's designed for people who want someone completely in their corner until the builder starts building.

We get a few people choose to upgrade from the Complete Protection Package to the Build Guardian Package half-way through the process, which you're more than welcome to do. That way you only have to deal with us.

That's not a problem at all. Because we review your plans, pricing, and variations, not just the contract itself, we can still identify mistakes, inconsistencies, or things you may be paying for that you shouldn't be.

If your documentation isn't right, you run the risk of the builder not building the home correctly. It's never too late to get across it.

Yes, and they will. If we pick up something that needs correcting, it's because something is wrong, not because you're asking for extras.

In our experience, builders are generally willing to make those corrections because they don't want problems during construction any more than you do.

In our experience, no. We've never had a builder charge one of our clients a variation fee for correcting something we've identified in their contract, pricing, or plans.

And if they do try? We'll be right there coaching you on exactly what to say and how to push back.

All of our experience comes from being in the industry and working for builders. We don't provide legal reviews that leave you more confused than when you started.
